In the 1990s the Avonbeg area of Tallaght was blighted by lack of investment in community housing and was suffering the effects of anti-social behaviour. Many of the existing three storey apartment buildings at the edge of the public open space were becoming de-tenanted and vandalised. Following earlier refurbishment projects on behalf of NABCo, South Dublin Co. Council commissioned GCA to prepare a phased masterplan for the area to try and retain the existing underused structures and create new built edges through appropriate infill and new build dwellings.

The first three phases of this project are substantially complete with an established mix of family housing together with new and refurbished apartments and communal facilities. The aim of the scheme is to increase local housing density, creating individual defensible space; define the edge with a range of storey heights and strengthen the community connection with the local public park.

A variety of facade and roofing materials have been used throughout to avoid visual monotony.
