In 2002 GCA were commissioned to prepare a masterplan and feasibility study for the redundant Player Wills and Bailey Gibson sites on to the South Circular Road.

The chief intention was to examine how this large area of inner city brownfield land could be regenerated to create a new city neighbourhood where the existing and new communities could live, work and socialise.

To that end GCA designed a mixed use scheme with a variety of apartments to suit single people, one and two parent families and the elderly. All apartments are double aspect with floor areas in accordance with latest Statutory Guidelines are designed to be accessible and sustainable. The proposals were the subject of intense consultation and have been incorporated into statutory plans for the district.

In keeping with the vision of a new integrated neighbourhood the proposed development incorporates medical, educational, community, leisure, childcare, commercial and retail uses and proposes the formation of new streets, squares, parks and play spaces. The scheme is seen as the first step in the gradual renewal of the Dolphins Barn area.
